1995 E36 M3 S50 OBD1. 221,000 miles or so on the clock and still running strong

. Very well maintained but obviously it is time for a VANOS rebuild or to replace the upper/lower chain tensioners. My question is, which one? Will I have to replace the chain as well because of possible stretching? It is making the noise in the lower RPMs and does it when the engine is hot. It is RPM sensitive. My idle RPM seems to be a little low compared to usual, but only by 50 RPMs or so, not by much.
EDIT: I just started to notice the noise today. It's coming from the VANOS area and the front of the valve cover. Seems like it is 2 noises. It doesn't make the rattle upon decelerating or letting off the throttle as far as I can tell.
